An Adams Design
Drawn by William Adams, AIA in 2017, the residence reads as a careful study in California modernism. Restraint above expression. Materials chosen for honesty rather than novelty. The kind of architecture that ages well.
417 1/2 Sunset Avenue, Venice
William Adams, AIA drew this house to dissolve the wall between living room and patio. The result is a south-facing residence that opens to the sun, gathers on the rooftop, and finishes its day with a view of the Pacific two blocks west.
“The retractable wall makes the patio another room. When it’s open, the house breathes.”
The residence is the work of William Adams, AIA, an architect whose Venice projects are studies in restraint and light. The first floor reads as a single room: a chef’s kitchen with a generous island, a south-facing living area that opens through retractable sliding glass to a private patio, and a guest suite tucked behind the stair.
The kitchen anchors the house. Bosch appliances, an island that seats four, and Heath Ceramics tile in a quiet modern palette. The materials are honest. The proportions are correct. Nothing is performing.
Upstairs, a secondary living area gives way to a serene guest bedroom with full bath and the bi-level primary suite. The top level reads as a creative volume, equally suited to a home office, a fourth bedroom, or a studio. Above it all, the rooftop deck. Pergola, fire feature, outdoor kitchen, panoramic view to the west toward the pier and the Pacific.

Retractable sliding glass on the south face dissolves the living room into the patio. With the wall open, the residence functions as a single indoor-outdoor pavilion. With it closed, the room frames the garden like a painting.
A generous island seats four. Premium Bosch appliances. Artisan Heath Ceramics tile in a refined modern palette. The kitchen carries the design language of the rest of the house: quiet, considered, built to last.
The primary suite occupies a private bi-level volume. Bedroom on one floor, an open creative space above with balcony access. The flexibility above can serve as office, gym, studio, or fourth bedroom.
Pergola, fire feature, full outdoor kitchen, and a view that opens west toward the Venice Pier. The most-used room in the house from May to October. The Pacific is two blocks away.
Adjust the assumptions. Numbers update silently. No commitment. Real-world figures will depend on your loan terms and tax assessment.
Sunset Avenue sits in the quiet heart of Venice, a short walk to the boardwalk, the canals, and Abbot Kinney. The morning light comes off the ocean. The afternoon brings the long Pacific shadows.
